HOMEFAX · THE $49 BUYER REPORT
ORDERS OPENING SOONSee what the seller paid. Decide what to offer.
Before you negotiate a specific Medellín apartment, send us the listing and the latest property tax bill (predial). We buy the official title documents, check the price history and title, and deliver one clear report.
BUILT FOR THE OFFER
The report answers the three questions that matter before you negotiate.
In the sample, the seller is asking COP 760M. HomeFax shows an estimated purchase range of COP 650M-690M, that the seller paid COP 112M in 2007, and a title issue that must be removed before closing.
FICTIONAL PUBLIC SAMPLEWhat did the seller pay?
We find the price and date shown in the title documents, including separate amounts for parking or storage when available.
What price makes sense now?
We estimate a purchase range from comparable asking prices using our standard 8% negotiation adjustment. Any completed building sale is shown separately as a check. It is not a formal appraisal.
What needs to happen before closing?
We flag mortgages, court seizures, trusts, legal protections, and missing documents, then turn each finding into a question or next step.

WHAT $49 INCLUDES
Everything we can verify without waiting on the building administration.
What we check
- Official title documents for the apartment and attached parking or storage
- What the seller paid and when
- Mortgages and legal restrictions, including whether they were removed
- What another apartment in the building sold for, when available
- Prices of similar apartments and our estimated purchase range
- A suggested first-offer range and questions to ask before signing
What you still need to check
- Unpaid building fees, special charges, and meeting minutes
- Building insurance and building rules
- The apartment's condition, renovations, structure, and systems
- Private agreements, hidden debts, or why the seller is moving
- A lawyer's title review, inspection, or formal appraisal
WHAT HOMEFAX DOES NOT REPLACE
Use HomeFax to prepare your offer. Use a lawyer before signing.
We buy the official title documents and explain what we find. We do not call the building administration, inspect the apartment, give legal advice, or perform a formal appraisal. A qualified Colombian lawyer should review the title and the purchase contract before you sign.
THE PRACTICAL QUESTIONS
The practical questions.
What do I need to start?
The listing plus the latest property tax bill (predial). If you only have the property registration number (matrícula inmobiliaria), that works too.
Do I need to buy anything myself?
No. The $49 price includes the official title documents we need. You receive the HomeFax report; you do not need to buy anything separately.
How fast is delivery?
Our target is the same day once we have a readable document and the listing. A person reviews every report, so delivery is not instant.
Does it replace a lawyer or appraisal?
No. HomeFax helps you understand the property and prepare questions. It is not legal advice or a formal appraisal.
