Personal Data Treatment Policy

Data controller

The data controller is Momentum 24 LLC, a Florida (United States) company and the operator of FlipMedellín. Contact channel for anything related to personal data: datos@flipmedellin.com. This policy is adopted in compliance with Colombia's Law 1581 of 2012, Decree 1377 of 2013, and related regulations.

Data we process

From our users we process: email address, phone number when used for authentication, product preferences (such as saved listings), and site usage data. For a HomeFax order we also process the listing and property information the buyer supplies, private predial and official title records, order history, internal review notes, and the final report.

Our system also analyzes real estate listings published on publicly accessible portals. Those listings may include the commercial contact details of agents and agencies, exactly as their owners published them. We process that information only in its original commercial context and use it for no purposes other than those described below.

Purposes

User data: providing the service (analysis, alerts, newsletter, and a requested HomeFax report), authenticating your account, privately obtaining and reviewing the official property records needed for that report, delivering it, supporting the order, preventing abuse, and improving the product. We do not sell personal data or share it with third parties for their own marketing.

Public listing data: real estate market analysis (price ranges per zone, price history), listing verification, and routing interested buyers to the original listing and its agent. The practical effect for the agent is receiving contact from an informed buyer.

Your rights

As a data subject you may: access, update, and correct your data; request proof of authorization (where applicable); be informed about how your data has been used; revoke authorization and request deletion where no legal or contractual duty requires retention; and file complaints with Colombia's data protection authority, the Superintendencia de Industria y Comercio (SIC).

Requests and complaints

Write to datos@flipmedellin.com with your name, the details of your request, and a way to reach you. Inquiries are answered within ten (10) business days, extendable by five (5) more with notice. Complaints are resolved within fifteen (15) business days, extendable by eight (8) more with notice, per articles 14 and 15 of Law 1581 of 2012.

Third-party photos and listings

Property photos come from the original public broker and portal listings. So the site loads reliably, we may store and serve copies of those images on our own infrastructure, and any renovation "after" image is an AI-generated visualization derived from them and labeled as such. Every photo is credited with a link back to the source listing, and we use it only to route interested buyers to that listing and its agent. If you are the agent, the photographer, or the owner of a listing and want us to stop displaying or storing a photo or listing, write to datos@flipmedellin.com and we will remove it.

Effective date and retention

This policy is effective as of July 6, 2026 and was updated on July 30, 2026. Data is retained only as long as needed for the purposes described or as required by law. For HomeFax, failed uploads are removed promptly, buyer-supplied and official source records are normally deleted 180 days after delivery, the final report and buyer-safe order history are normally retained for 24 months, and an incomplete preview order with no usable property document may be deleted after 30 days. The data subject may request earlier deletion where no legal or contractual duty requires retention. Updates to this policy will be published on this page.
